Home listing status changes for the Covid-19 outbreak [Real Estate Insider]

Considering the changes to business caused by the Coronavirus, the multiple listing service (MLS) has decided to implement new status definitions ahead of schedule, effective 4/1/2020. 

Ironically known as the "Clear Cooperative Policy," this is now implemented to comply with National Association of REALTORS standards.  Home sellers now have the choices of marketing their home under Active, Coming Soon, Withheld, Hold, Withdrawn, or Cancelled statuses.  These listings must be available in the local multiple listing service (MLS) within five (5) business days of the seller signing a listing contract with a real estate broker.

Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants.  Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

COMING SOON:

 

Coming Soon provides a holding spot that informs all professionals in the MLS with awareness of the listing — during which time the listing brokerage and home seller can work together to enact marketing strategies, get work completed on the home, have professional photography completed, etc.  

Days on Market Calculated: No. These listings will not incur Days on Market.

Time Limit in Status: 21 Days - then automatically moves to Active Status. (TEMPORARILY will be 60 Days during COVID-19 outbreak.)

Available for Showings: At broker and client discretion

Distribution of Listing: Available in MLS systems and MLS client portals.  This means  Coming Soon listings will not be distributed to brokerage websites, consumer websites (such as Zillow) or any other publicly accessible space.

Marketing Restriction: Marketing is controlled by the brokerage — there are no restrictions. MLS will not distribute these listings to marketing partners. 

 

WITHHELD:

Under the Withheld status, one-to-one communication will be allowed between MLS members. Any marketing outside of those groups (public marketing) compels the broker to place the listing in Coming Soon or Active status. (Starting on 4/28/20)

Days on Market Calculated: No. These listings will not incur Days on Market.

Time Limit in Status: Unrestricted

Available for Showings: At broker and client discretion

Distribution of Listing: None. 

Marketing Restriction: Withheld listings will only be viewable in the MLS by associated members of the office.  Brokerage members, clients (contractual relationship only) or one--to-one communications between MLS members. Any marketing outside of those groups (public marketing) compels the broker to place the listing in Coming Soon or Active status

 

ACTIVE (A):

Properties that are still being marketed and widely distributed to broker and consumer websites in addition to MLS systems and any medium controlled by the broker or agent.  For properties that are offered for sale and have no accepted contract. (New “Expected Active Date” will not be available until 4/28/20)

Days on Market Calculated: Yes

Available for Showings: Yes. 
(Optional Showings = YES/NO option starting 4/28/20 during COVID-19 outbreak.)

Active Under Contract. For properties that have an accepted contract and the seller has instructed their agent to keep marketing and showing the property in an effort to obtain a backup offer.

  • With Kick-out. For properties that have an accepted contract with a contingency that may allow the seller to terminate the current contract in favor of a backup contract.
  • Without Kick-out. For properties that have an accepted contract and the seller has instructed the listing broker to keep marketing the property in effort to secure a backup contract, regardless of their ability to terminate the current contract.

HOLD (H):

Properties that are not being marketed for a period of time but are still subject to a brokerage agreement.  

Days on Market Calculated: No

Available for Showings: No.

 

WITHDRAWN (W):

Properties withdrawn from the system prior to expiration, but still subject to some listing broker rights. Listings will remain in this status until they move to the expired status.

Days on Market Calculated: No

Available for Showings: No.

 

CANCELLED(C):

Properties that have been withdrawn from the MLS and the listing agreement has been terminated. These listings will not expire.

Days on Market Calculated: No

Available for Showings: No.
